Cooperative planning paves the way for investment

Hot on the heels of Glenorchy City Council’s endorsement of their Greater Glenorchy Plan, major infrastructure plans are underway for Greater Hobart, creating the golden opportunity to invest in bold and innovative precinct planning, at the local government level.

The Greater Glenorchy Plan, tabled at the February 2021 meeting, also included a 2040 vision for the Glenorchy, Moonah and Claremont precincts.

This plan defines a clear direction to activate the Northern Suburbs Rail Corridor, providing opportunities for growth and directly demonstrating the city is ‘rail ready’: a critical promise for the city in the Hobart City Deal, signed in 2019, that has allocated $25 million towards reactivating the Corridor.

Alongside this, the Greater Glenorchy Plan is one of the first planning projects to be produced through the strategic, coordinated planning effort spread across the four metropolitan councils in Greater Hobart – Glenorchy, Clarence, Hobart and Kingborough, providing a think tank for strategic planning decisions across Hobart from all levels of government.

Amid the building boom the area is experiencing, with COVID-19 stimulus grants leading to record building approvals, the Greater Glenorchy Plan sets the intention firmly focused on development and activation along the Northern Rail Corridor and surrounding key activity centres.

This approach ensures the inner-city areas remain vibrant, affordable and sustainable by containing growth within the urban growth boundary (as defined by Southern Tasmanian Regional Land Use Strategy).

With approximately $1.8 billion worth of investment already in the pipeline including a range of large infrastructure, residential and entertainment developments (such as the Derwent Entertainment Centre Redevelopment), the future of Glenorchy
is looking bright.
